Barge Properties Management Company, Ltd. is a privately held organization with approximately 70 employees, primarily involved in the development and management of apartments, self-storage facilities, and RV Parks. This includes assets owned and/or developed by Mr. Barge as well as third-party management. At present, Barge Properties is managing 22 multi-family projects with over 2,500 units, 2 self-storage facilities with a total of 935 units, and 1 RV Park with 117 sites.

Job Description:

The Regional Manager is responsible for maintaining the integrity of the physical assets in their assigned portfolio and maximizing financial returns based on the goals and directives of the Company and Owner. They are responsible for leading their team members and promoting the highest level of personal character and compassion. This position requires overnight travel of approximately 5 days per month.

Responsibilities:

Regular property visits to ensure curb appeal, competitive market positioning, operations of office and maintenance.

Periodic review/audit of rental applications, lease forms and files for accuracy, completeness and compliance with established policies and procedures.

Development and execution of property marketing strategy, staying abreast of local market trends and making recommendations for pricing adjustments and value-add opportunities to maintain high occupancy standards. Approves and monitors rental rates for new leases and renewals based on current market conditions.

Maintain awareness of relevant laws and regulations, including but not limited to fair housing, sexual harassment, disability accommodations, and landlord-tenant relationships.

Handles employee selection, training, and control, and assures that all supervised employees comply with the appropriate policies and procedures.

Resolution of resident complaints escalated from the site level while balancing management reputation and resident retention efforts.

Capital project management.

Develops and monitors progress of property management plans.

Preparation of annual budget.

Review and approve of all property expenses (payables).

Make recommendations for service contracts, major physical repairs, replacements, and improvements. Review, negotiate and submit bids/proposals to the President for approval.

Attend all required inspections and complete necessary questionnaires.

Provide updates to the VP of Operations on all operational issues.

Assist in property acquisitions and due diligence.

Provide the highest level of customer service to residents, prospects, owners and their representatives.

Maintain relationships with peers, suppliers, vendors, and all other departments within the company.

Qualifications:

Minimum of three years Property Management experience.

Must possess strong written and verbal communication skills.

Proficient in all Microsoft applications (Outlook, Excel, Word).

Experience with AppFolio a plus.
